Furnishing a Dubai villa vs an apartment: what changes and what doesn't

Furnishing a Dubai villa and furnishing a Dubai apartment are the same job at two scales. The floors are tiled in both, the windows are big in both, and there is an air-conditioning unit in every room of both, so the material questions do not change. What changes is proportion, the shape of the family room, how far a child's bedroom is from yours, and how much storage the walls have to carry. This guide sets out what stays the same, what changes, and where a made-to-order piece solves the walls that neither a villa nor an apartment was planned around.

What does not change

Tiled floors everywhere

Porcelain or marble in the apartment, porcelain or marble in the villa, and in the villa there is more of it and it runs up the stairs. Tile is hard, cold in winter, and unforgiving. It shapes three decisions: children's beds go low, because a fall onto tile is not a fall onto carpet; every piece of furniture gets felt pads, because tile scratches and furniture skates; and rugs need non-slip underlay, because a rug that slides on porcelain is worse than no rug at all.

Big windows and strong sun

Floor-to-ceiling glass in a tower, and in a villa a wall of sliding doors onto the garden. Both put direct sun onto furniture for hours a day. Direct sun warms the tone of any wood over time, birch included. It is not damage, but it is worth planning: sheers on the sun side, pieces you care about on the other wall, and objects on a sideboard moved now and then so the top ages evenly.

An AC unit in every room

Indoors is dry most of the year and humid the moment the units are off in summer. A villa has more rooms and more units, some of them dripping onto whatever is underneath. Keep furniture out from directly under a unit, a hand's width off exterior walls that sweat, and choose materials that do not swell at the edges when the humidity comes in. What changes

Scale and proportion

The first mistake people make when they move from an apartment to a villa is bringing the apartment furniture and wondering why the rooms feel empty. A three-door sideboard that anchored a Marina dining wall floats on a villa wall twice the length. The reverse happens too: a villa sofa in a JVC apartment leaves no room to walk. Villas want longer pieces, taller pieces and more of them; apartments want fewer pieces, each one earning its place. The family room and majlis-style seating

A villa has a room the apartment does not: a family room, often with a majlis at one end or a separate majlis off the hall. Seating runs low and long along the walls, people sit close to the floor, and the middle of the room is left open. That changes what a table is. A high coffee table in the middle of a majlis is in the way; a low round one, or two that nest, sits at the right height for someone on a floor cushion and moves when the room fills. A mirror on the wall opposite the doors doubles the garden light. In an apartment the same instinct, sitting low and close, happens in the living room, and the answer is a low table and one sofa rather than a run of seating. The pieces get smaller; the idea does not.

Kids' rooms in both

A child's room in a villa is upstairs, further from the parents, and often bigger than it needs to be. In an apartment it is next door and exactly the size it needs to be. The bed does not change: a low bed on a tiled floor is the safest bed in either home, and a Sofi Montessori floor bed taking a standard 90 × 200 cm single mattress goes from toddler to primary school in both. In a villa a Ply Arch climbing and reading arch gets its own playroom or a landing; in an apartment it takes the corner of the living room and has to look like furniture, which is the reason it is made of the same sealed birch as the sideboard. Storage

An apartment has no store room and a villa has one that fills in a month. In an apartment every piece is storage: the bedside is the only cupboard in the room, so a Penelope plywood bedside table with a door and a shelf inside earns its place by hiding the chargers and the books. The sideboard is the linen cupboard and the drinks cabinet. In a villa storage goes up as well as along: taller cabinets, a wardrobe in every room, built-in joinery on the walls nobody will ever stand against. The question in a villa is not where to put things but how to stop the storage from making every room look like a corridor of doors.

Hallways, landings and stairs

Apartments have one hallway and it is narrow. Villas have hallways, landings and the space under the stairs, all of which are wasted unless something is made for them. A console in an apartment hall needs to be shallow enough to pass with a suitcase. A landing in a villa can take a bookcase or a play shelf where a child actually spends time. Under-stair storage is a request we hear from villa families for a simple reason: nothing off the shelf fits a triangle.

Awkward walls: where made to order earns its keep

Neither home was planned around furniture. Apartments have a structural pillar in the corner of the living room and an alcove beside the kitchen units that is a few fingers too narrow for anything standard. Villas have half-height walls, arched openings, and the under-stair space. This is where buying from a workshop rather than a warehouse changes the outcome: a standard piece can usually be shortened for an alcove, a sideboard can be made to a specific length, and a run of shelving or a wardrobe can be drawn for the wall as it is rather than the wall the catalogue assumes. From the workshop

We furnish both kinds of home from the same bench in our Dubai workshop, and the pieces are cut from the same birch sheets whether they are going to a tower in Business Bay or a villa in Arabian Ranches. What changes is the packing. A four-door sideboard for a villa leaves assembled, wrapped in blanket and film with the corners padded, and needs two people and a wide door. A two-door for an apartment goes up in a lift, which is why it is worth measuring the lift before ordering a long piece for a tower; tell us the building and we will plan the delivery around it. Every piece, whichever home, is sealed on every face and edge, because tile, sun and air-conditioning do not care about the size of the building.

Frequently asked questions

Does furniture for a Dubai villa need to be different from apartment furniture?

In material, no: tile, sun and AC are the same in both, so sealed birch plywood suits both. In scale, yes: villas take longer, taller pieces and more of them; apartments take fewer pieces that each do more.

What size sideboard for a villa dining room?

Usually a four-door, or the longer of the two credenza lengths. In an apartment a three-door is the common choice. Measure the wall first; dimensions are on each product page.

What furniture works for a majlis?

Low and long. Seating along the walls, a low round table or two that nest in the middle, and a mirror opposite the doors to double the light. Keep the centre of the room open.
